Our firm represents a range of single and multi-tenant medical properties including ambulatory surgery centers, cosmetic surgery centers, dental offices, dialysis centers, family practice and specialty centers, medical outpatient buildings, ophthalmology facilities, pain clinics and urgent care centers.

Sale-Leasebacks
We can help owners evaluate, structure and negotiate a sale-leaseback, which is a arrangement in which the sale of the asset coincides with the owner leasing the property back from the new owner. This type of transaction is desirable for owners who want to unlock their equity and continue their practice in the property. Unlike in a refinance, a sale-leaseback allows an owner to unlock 100% of the equity in the property.

Tax Solutions
Delta Properties helps owners minimize or defer their tax liability by connecting them with qualified intermediaries and partners who can complete a 1031 exchange into another physical asset or into alternative investment vehicles, including a DST (Delaware Statutory Trust) or 721 UPREIT. The latter options give owners the ability to defer taxes on their real estate gains, transition to a more passive investment and diversify their portfolio.
